Pre-Listing Evaluation

If it is your time to move on then it is the perfect opportunity to get organized and ready for that move. Decluttering is a simple task that can leave you with a sense of empowerment. It is important to remember that buyers want to see themselves living in the space. When I help my clients start the listing process we go over simple areas to start with and move into more complex spaces. I am happy to provide helpful packing tips and other insights to get your move organized. 

If you are able to I always encourage sellers to work with a bit of landscaping prior to photos. Keep in mind many potential buyers also drive by the areas they are interested in. Let's get your curb appeal up through some simple improvements around the yard. 

A clean home invites guests to see past potentially neglected areas. If it is possible to clean the spaces I always encourage focusing on the following areas: Kitchen, Bathrooms, Baseboards, Doorframes, Walls, Surfaces, Ceiling fans, & Flooring. 

Can't remember your colors? no problem our team has tools for that! Sometimes the best solution to polishing up the property is to conduct some small repairs & paint work. Having managed jobsites for years I am happy to assist my clients with the resources they need to ensure success. 

I love your photos but sometimes our deeply personal items can distract buyers from seeing themselves living in the property. I like to recommend starting with the removal and storage of anything special or personal to you. Including your personal documents and/or jewelry. All things to consider when planning your next steps. 

Hawaii Island is limited in availability in certain areas. It is important to secure a storage until big or small for any of the items you would like to keep but move off of the property. This can also provide a bit of flexibility for you on moving day. Moving less off your property on that day the better.
